The space
👫 Our spacious house is furnished to a high standard to provide accommodation for up to 8 guests in four generous bedrooms plus 2 more guests staying on the ground floor sofa-bed. At 160sq m, there's plenty of room to roam freely and peacefully for a very large family or friend group.
🚗 There are always plenty of parking spaces on our one way street or the neighbouring ones. The operating hours of paid parking in the area are 9:30-4:30 Monday to Friday and parking is free outside of these hours and on Bank Holidays. The hourly rate is £3.40.
Living room: Cosy up enjoying numerous books available in our library, or watching the 65'' TV. Game ready PS5 and Netflix are available for your use. Please note that the fireplace is decorative. There is a guest loo available in the living room.
The "Library" is stocked with books and board games for your use.
Kitchen: Always generously stocked with essentials and extras. Microwave, kettle, all the condiments you can imagine, mocha pot along with a Nespresso machine. There are more cookbooks than you can read in our library; feel free to get inspired.
Bedroom One - The Master: with moody dark decor, this bedroom features a UK King bed (150x200) with the Award Winning Emma Mattress, bedside tables, a freestanding mirror, blackout blinds and a generous wardrobe.Ensuite features both a shower and a bath. Toiletries are provided.
Bedroom Two - The Mistress: Our second largest room features taupy neutral decor with a EU King bed (160x200) with the Emma Mattress and a full fitted wardrobe, bedside tables, blackout blinds and a freestanding mirror plus a lovely morning sky view towards the North East.
Bedroom Three - The Penthouse: The largest room in our house faces south west and is an idyll for early birds and Yogis. With the UK Super King Bed (180x200) with Emma Mattress and generous wardrobe, it's extra special. Plus, you can enjoy the star view through the Velux windows straight from your bed, morning light and beautiful sunset views. This bedroom is extra quiet. There are velcro blinds available, if you need them.
Bedroom Four - The Tiny:
Features a UK King bed (150x200) with Emma Mattress. There are hooks and hangers for clothes storage. With a lovely flowering lemon tree view and garden aspect. This bedroom is extra quiet.
The Green Bathroom - features both a shower and a bath. Toiletries are provided. The window opens a private view towards our garden.
The Garden: Our outdoor sofas are super comfy and seat 6 people.
The Laundry: Miele washer-dryer machine, iron, ironing board and drying rack are available.
The Stock: Each guest will have their own set of bath and hand towels. Shampoo, conditioner, shower gel, and soap are provided in the bathrooms along with hairdryers.
All bedding is hypoallergenic and is dry-cleaned regularly. Our Mattresses are Emma - chiropractor recommended.
A Marshall speaker is available on the ground floor.
Fire extinguisher and Blanket are under the console table in the kitchen.
All bedrooms have a tower cooling fan each - Honeywell.
The Rules:
We do keep the house in pristine condition, and want our guests to enjoy the nicest environment. So we kindly ask you to never wear shoes inside. We provide free hotel-style slippers for all our guests for comfort. For garden use, please bring your outdoor shoes.
Our house is thoroughly cleaned after each guest. Our rugs, sofas, and carpets are professionally cleaned every 3 months.
Chilled parties are allowed with due consideration to our neighbours. Please don't make too much noise past 11 and warn us in advance if you're planning to make some music and laughter heard so we can warn them in advance.
Smoking inside the house is strictly prohibited and will set our alarms off.
The dining table will have marks if you put hot plates on it. Please use the coasters, placemats, and cork underlays for any hot food. That said, the kitchen counter is heatproof, so seasoned chefs won't have issues making a feast.
We would appreciate it if you could kindly load the dishwasher before you leave.
Rubbish removal is at wee hours every Wednesday. Please take all rubbish bags outside by Tuesday evening.
In the case of OOPSs - we all break things from time to time, so please do let us know if you did so in advance so we can stock up for our future gusts in time and pay special attention when cleaning in case of glass breackage. Any damage outside the normal wear and tear expected for your stay based on our previous guests may be charged at the rate provided by our tradesmen and supplies needed.
Dogs - as much as we wish to say YES PLEASE, some of our guests may be allergic, and so we do have to decline requests for these little lodgers.
BEware:
We allow stays with toddlers and very young children at your own risk. A high chair is provided. There are three free-standing mirrors in the house that you need to watch out for, and it is a four-story house. Normally there are no tools or sharp objects within low reach, but be vigilant. Should you have any concerns about staying with a child, please message us, and we will do our best to highlight and remove any additional hazards.
Late check out is available upon availability and at £30 per hour. We will be able to advise on the latest check out time the evening before your check out.
We reserve the right to charge guests for broken items, damage and soiling.
For security purposes, please, be aware any anauthorised guest will carry a charge of £1000 and we may ask airbnb to intervene.
Anti social behaviour is prohibited, including unauthorised parties. Shall the guests engage in any such activity we reserve the right to charge unlimited damages.
Guest access
We always meet the guests personally on arrival for a full house tour. The check in is between 4pm and 8pm, but may be earlier or later depending on your needs and our other bookings - please, enquire.

In order to help upkeep our property to the highest possible standard, we kindly ask guests to report any soiling, breackages and other mishaps to us immediately so we can rectify or replace items in time for our next booking.
